The Truth About Housing Stats

I've been watching the network and national news reporting on the housing market very closely and am amazed by how little context is provided when talking about the Median Home Price. The most recent report on Ventura County's Median Home Price puts that figure at $580k, down from $615k (or 5.7%) from a year ago. The media would have you believe that the market has only dropped 5.7% in the last year, but all you have to do is ask someone who is trying to sell their home and they will tell you that it's far more than a 5.7% drop from last year.

The Median Home Price only makes sense when you are trying to figure out what properties have been sold - It tells you nothing about the vast inventory of homes that are left unsold at much lower asking prices than the Median Home Price. Go to my

Ventura County has countless, quality homes for sale for less than $550k. And, prices are still dropping. So don't be fooled by the headlines that say prices are still up despite fewer homes being sold.
